Payment Methods and Reservations
Payment can be made via credit card in up to 6 installments or through PIX (bank transfer).
To reserve one of our properties with payment via bank transfer or PIX, we require a 50% reservation confirmation deposit of the total rental amount. The remaining amount must be sent one day before check-in.
To validate a reservation with payment via PIX, our clients should send the payment receipt to WhatsApp: +55 54 30929001 with the following information:
Full name
Number of guests
CPF or passport number
City/State
Phone number
Email
Check-in date and time
Check-out date and time
If, for any reason beyond our control, the rented property becomes unavailable, we offer our clients the choice of a similar property or a full refund of all payments made.
General Property Rules
• Broken, torn, and/or stained items will be assessed and should be reimbursed by the main guest.
• Booking of cribs or additional mattresses should be requested at the time of booking (Additional cost: R$50.00).
• If necessary, inquire about the possibility of changing check-in or checkout times (additional charges may apply). We will do our best to accommodate you.
• Smoking is prohibited inside the properties.
• Please turn off lights, air conditioning, and other electronic devices when leaving.
• We request common sense in terms of the proper maintenance and cleanliness of the apartment.
• Respect the quiet hours from 10:00 PM to 9:00 AM.
• Visitors may be authorized only after consultation.
• Parties and events are not allowed.
Check-in
Check-in time: after 4:00 PM
During the check-in process, guests should contact us via WhatsApp at +55 54 30929001 to arrange the check-in time and key delivery.
If necessary, inquire via message about the possibility of changing check-in or checkout times. We will do our best to accommodate you (additional charges may apply).
For check-ins between 10:00 PM and 6:00 AM, the equivalent rent for the previous day should be paid.
Check-out
Check-out time: by 10:00 AM
During the check-out process, guests should contact us via WhatsApp at +55 54 30929001 to arrange the check-out time and key return.
Cancellation and Reservation Changes
Full refund for cancellations made up to 30 days before check-in.
If the reservation was made less than 30 days before check-in, a full refund is granted for cancellations made within 48 hours of booking confirmation and at least 14 days before check-in. After that, a 50% refund is available up to 7 days before check-in. No refund is provided after this deadline.
In case of a no-show, the reservation deposit will not be refunded. There will be no refund of rent or the security deposit if the guest decides to leave the apartment before the agreed-upon period.
Guests can request one reservation change, at an equal or higher price, and under the same booking conditions and property category. Date changes are subject to pricing, restrictions, and real-time availability. Date changes to the reservation will only be allowed upon written confirmation from TMSUL.
TMSUL has the right to terminate the rental contract immediately, without any refund of payments made by the client, if any of the following cases occur: the total number of occupants exceeds the maximum defined on our website, disturbance of neighborhood peace and/or violation of condominium rules, hosting parties, consumption of illicit drugs, pets without our permission, failure to pay the full rent or security deposit.
If the reserved property has internet or cable TV connection, TMSUL is not responsible for any connectivity issues or inconveniences resulting from them. These services are provided by telecommunications companies and are beyond our control. In case of problems and disturbances with Internet connectivity or TV signal, there will be no refund of the rental payment.
Responsibilities and Obligations of Our Guests
The guest assumes full responsibility for the property they have rented as well as for any items belonging to the condominium. The same applies to other residents and visitors. The client and all occupants of the apartment and visitors must comply with the condominium regulations and rules. Fines imposed by the condominium administration for non-compliance with the rules will be immediately paid by the client. Additionally, this may also lead to the premature termination of the rental contract without any refund.
Visitors
Some condominiums do not allow visitors to enter. Please contact us before making any reservations where visitors are expected so that we can provide a more suitable property.
Some reservations do not include electricity and gas consumption; it is necessary to check your rental contract. In the case of an electricity charge, the client should pay the bills corresponding to the period of their stay at the time of check-out or, if the rent is longer than 30 days, after each month.
Jurisdiction
The contracting parties choose the Jurisdiction of the Court of Gramado-RS.
